  Q:  Are manufactured homes, mobile homes and modular homes all the same?  
  A:  Yes and no. Our homes could be referred to as mobile homes, but in fact, manufactured homes is the appropriate description. What is the difference? Primarily newer construction and safety regulations that guide how all manufactured homes are made.

The federal Manufactured Home Construction and Safety Standards (better known as the HUD Code) are a stringent series of construction and safety standards and regulations that ensure that manufactured homes are superior to mobile homes. The name “mobile homes” refers to homes built before 1976, when the HUD code was implemented. Since then they have been called manufactured homes, constructed in a controlled factory environment and built to the HUD Code. These federal standards regulate manufactured housing design and construction, strength and durability, transportability, fire resistance, energy efficiency and quality.

  Q:  Do you have financing available?  
  A:  Yes, we have financing available through several lending companies.  


  Q:  Do you have first-time home buyers programs?  
  A:  Absolutely! FHA Title-1.  


  Q:  Do you offer financing if I have bad credit?  
  A:  We have a program for this situation called an "Equity Deal".  Call us to request details.  


  Q:  Is the interest rate cheaper if I get the money at my bank -vs- using your financing?  
 
A:  We won’t know this until we call your credit in to our finance sources. Your interest rate will depend upon several factors, such as the amount paid down, if you have land or don’t have land, and your credit score.
 


  Q:  Do you sell the homes at your sales center to me, or do you order a home if I buy one?  
 
A:  The homes on the sales lot are what you would buy unless you made a change that required the home to be special ordered. You can special order your home and we have 46 years experience in assisting you in making the proper choices during your special order process.
 


  Q:  How long does it take to special order a home, build it, and have it on my property?  
 
A:  This varies according to the time of the year. Manufacturers observe certain holidays that might cause a delay in your home being built. Generally two to three weeks is a good rule of thumb.
 


  Q:  Can I trade my home that I now have in on the home being purchased?  
 
A:  Yes, in most cases. But like an automobile being traded in, it depends on the equity you have in the home at the time of the trade.
 


  Q:  How much do I need as a down payment when I buy?  
 
A:  This is determined by your credit score, or if you are trading in a home, or maybe an item like a motorcycle, land, a boat, or many other items. Land may be used in place of money in many cases.
 


  Q:  Do I call the factory for service after I buy my home?  
 
A:  The manufacturer provides the warranty as required by law, since they built the home. We suggest that for the first month you set aside a notebook and make a list of any items that need work. Once you have your list together, then contact us to either handle or advise you on how to best handle your issues at hand.
 


  Q:  Are manufactured homes permanent?  
 
A:  Manufactured homes can be placed on a parcel of land the same as a traditional home can be built there. When placed on a parcel of land, the manufactured home can be designed to be indistinguishable from a conventional site-built home. Manufactured homes can also be placed in a land-lease community where the home is owned and placed on leased land.
 


  Q:  Are manufactured homes safe?  
 
A:  Yes. Manufactured homes are built to a performance-based construction and safety standard, set by the federal HUD Code. Manufactured homes are built to regional conditions. Research shows that manufactured homes can withstand weather events such as hurricanes as well as, or better than some site-built homes. 99% of the negative things you think you know or hear about a manufactured home is most likely false. They are actually safer than stick-built homes.
 


  Q:  Are manufactured homes more prone to fire?  
 
A:  No. Manufactured homes today are designed to prevent fires, and have features to inhibit and limit the damage caused should a fire occur. Insurance studies reflect that site-built homes were more than two times as likely to experience a fire than manufactured homes. The studies concluded that 17 site-built homes out of 1000 had fires, as opposed to only 8 out of 1000 manufactured homes, with 50% fewer deaths by fire
